Cutting straight to the chase and using very conservative numbers, my home includes a $400,000 lake lot, a 3,150 square foot cape cod home, and a three car detached garage that has an 800 square foot climate controlled bonus room above it. There is a max size 28 x 40 composite dock already in place that has two boat lifts, two jet ski lifts, and a 12 x 12 upper deck. The cost of building a comparable property far exceeds our asking price. IF THIS HOUSE COULD BE BUILT FOR $200 PER SQUARE FOOT, then the house alone would cost $630,000. The garage and circular driveway would cost well over $200,000, and the custom built composite dock and boat lifts would easily add another $70,000 to the total. We are asking $1,195,000, which is about half a million less than it would cost to build it today, AND we still have some wiggle room at that price. Both the house and garage roofs and the rear deck have been replaced within the past year, so updated flooring and appliances is where I would start my renovations. I also think any buyer would be wise to purchase a home warranty to cover the HVAC system which is 25 years old. Our current asking price can accommodate such upgrades for YOU. I have lived in this house on Lake Hartwell for over 25 years, and I have spent countless hours on this lake. So, I know Lake Hartwell very well. This lot and its location are remarkable. The convenience of and proximity to the Interstate provide quick access to surrounding towns without actually having to live in town. The single ingress and egress to the neighborhood eliminates any through traffic. The POA protects your property with good commonsense rules and regulations. The lot itself has great water (over 20 feet at the end of the dock) in a sheltered branch of the lake which eliminates the damage that big water waves, wind, and erosion can have on your dock and shoreline.
